Access Statement

Introduction

Tredethick Farm boasts eight warm and welcoming self-catering cottages many of which have log fires and all with central heating. The earliest records of Tredethick go back over 700 years and although the courtyard cottages are converted from Victorian barns, the granite quoin stones running up the corners of the buildings have been salvaged out of the earlier mediaeval buildings.

We specialise in families with small children who love animal feeding and the rest of our facilities which include an indoor heated swimming pool and games barn. We also have a range of walks around the site, many of which are wheelchair and pushchair friendly.

All cottages are decorated and equipped to a very high specification and include smart televisions, Wi-Fi, a fully integrated kitchen with appliances, and an outdoor patio area with table and chairs. Charcoal barbecues are available to borrow from the log store.

Pre-Arrival

  • We have an extensive website with information on each cottage, its layout, pictures and up-to-date availability.
  • Bookings can be made directly from the website.
  • All guests are provided with written directions and a diagram to their cottage.
  • The cottages are accessible by car – just 20 minutes from the A30 turn-off for Bodmin, located near Lostwithiel, approximately 10 minutes outside of Bodmin.
  • By bus: stops are located in Lostwithiel, approximately 5 minutes from Tredethick.
  • The nearest railway station is Bodmin Parkway, approximately 20 minutes by car.

  • The nearest RADAR toilet is in Church Lane, Lostwithiel, approximately 5 minutes from Tredethick.

Arrival & Car Parking Facilities

  • Car parking is free.
  • A cattle grid is located across the main vehicle entrance.
  • There are no speed bumps, traffic calming devices or vehicle barriers within the complex.
  • Car parking is not always available directly outside the cottage. However, it is acceptable to drive to the front door to unload your car and then move it to the designated car park area.
  • The car park is located no more than 50 yards from any cottage.
  • Access to the cottages is via even tarmac or concrete surfaces. Much of the main site is level; there is a slight incline to some areas. There are no dropped kerbs.
  • All cottage signage is presented in a large, clear format.
  • The cottage will be open.

Cottage Information

Main entrance

  • Many of the cottages have steps leading up to the front door.
  • Front doors are 81cm wide and 200cm high. There are no more than two steps up to the front door of each cottage, apart from Granary Cottage, which has 10 steps. Steps are no more than 110cm wide and 23cm high.

Living area

  • All cottages have central heating.
  • Most of the cottages have wood-burning stoves (except Scantlebury, Wagonhouse & Liddicoat).
  • All cottages have an open-plan lounge with dining area.
  • Hayloft Cottage’s living area is on the first floor, accessed by a staircase of eight steps.
  • Granary Cottage’s living area is on the first floor, accessed by the front steps leading to the front door.

Bedrooms

  • Bedrooms in all cottages are on the ground floor.
  • Bedrooms in Granary Cottage are on the ground floor, accessed by a staircase of eight steps.
  • Each cottage has audible smoke alarms.
  • TVs have subtitles.
  • Some bedrooms have limited clear floor space.
  • All bedrooms have ceiling or wall lights and bedside lamps.
  • All bedrooms are carpeted.
  • King-size and single beds are available.
  • Reading lamps are available beside most beds.
  • All bedding is cotton or percale with non-feather pillows and duvets.
  • All double beds are standard king-size beds, measuring 150cm wide and 200cm long.
  • All single beds are standard size, measuring 92cm wide and 193cm long.
  • All cottages are non-smoking.

Bathroom, Shower-room and WC (ensuite or shared)

  • Each cottage has at least one bathroom with a bath and a separate walk-in shower.
  • Bathrooms vary in size.
  • Linoleum flooring.
  • Standard doors.
  • Standard-height baths.
  • Standard-height basins.
  • WCs are standard height.

Self-Catering Kitchen

  • Kitchens form part of the open-plan living area.
  • Hot water tanks have thermostats.
  • Individual taps.
  • Standard-height work surfaces with cupboards under.
  • Floor-level electric cookers with hobs at work surface level.
  • Microwaves are positioned on the work surface.
  • Crockery stored in wall cupboards, cutlery in unit drawers and cookware in cupboards under work surfaces.
  • Kitchens are open-plan with unrestricted access.
  • Linoleum or Amtico wooden flooring.
  • There are general ceiling lights and work-surface lighting.
  • Work surfaces contrast with the units and floors.
  • Fridges are positioned under the work surfaces.

Public Areas (general)

  • Internal public areas include indoor games barn, small farm shop, animal feeding barn and indoor heated swimming pool.
  • Access to all areas is by concrete/tarmac paths with wide aisles.
  • All internal public areas are located at ground level; there are no steps to negotiate.
  • Seating is available in the games barn and swimming pool area.
  • Access into public areas is through doors no less than 81cm wide and 200cm high.

Farm Shop

  • Access is through the indoor games barn door and then through a small wooden gate at waist height and of standard width.
  • All items are clearly priced; many items are at a low level, and we are happy to provide assistance if required.
  • The freezer has front access – floor to waist height.
  • General area information – work surface level.
  • Shop items can be paid for using our web app.

Swimming Pool

  • Access from cottages to the swimming pool is across a concrete path to a tarmac walkway leading to the main door which is only accessible by a keycard.
  • The swimming pool is open every day from 6am to 10pm.
  • Safety rules are provided in the pool entrance hall and include no swimming alone and children under 15 being accompanied by an adult. Note that floor is slippery when wet.
  • The pool is 11m long and 5m wide, with a continuous depth of 1.2m. The water temperature is kept at approximately 30°C.
  • The swimming pool area benefits from an insulated roof and heat exchanger system which is able to keep the pool water temperature, the air temperature and the air humidity level at comfortable and optimum levels.
  • The pool surround is a tiled surface, which extends throughout the changing areas and communal showers.
  • Access into the pool itself is via 6 shallow steps. There is a handrail to hold onto. There are no hoists or means of assisted access into or out of the water.
  • The changing areas are accessed via two internal doors and the pool area is accessed by another door, all of which are wide. There are two separate changing areas – one for men and one for women. Each has a slatted bench and a walk-in level entry shower cubicle.
  • There is one unisex toilet which is not designed as an accessible toilet.
  • There are a few chairs for spectators within the actual pool area and wheelchairs can normally be accommodated there.
  • The pool is not staffed or supervised and is used at guests’ own risk.

Outdoor Facilities

  • Trampoline.
  • Outdoor children’s adventure playground.
  • All play equipment has safety surfacing where required and is maintained to applicable safety standards.
  • Access to trampoline is by level tarmac path onto level, mown grass.
  • Access to the outdoor adventure playground is by a level tarmac walkway, 145cm wide, and through a waist-height wooden gate measuring 87cm wide and 89cm high.

Indoor Play Facilities

  • The indoor games barn has table tennis, table football, a pool table and a sandpit.
  • Access is via a gently sloping concrete path to a barn door measuring 86cm wide and 200cm high.
  • Some elements within the games barn are on the ground level. The sandpit has a wooden border edge that must be stepped over and is 48cm high.

Attractions

  • Daily supervised animal feeding takes place outside in the paddocks and is easily accessible, although do note that it is on uneven ground.
  • Supervised pony rides take place twice a week outside the barn (for children under seven, and during the summer months only) and is easily accessible.

Grounds & Gardens

  • There is a courtyard garden area for the cottages to share with a central water feature.
  • The walks around the main facilities are wheelchair and pushchair friendly. There are tarmac, concrete and firm grass surfaces. Much of the main site is level; there is a slight incline to some areas.
  • Other walks are a little more challenging, with steep inclines, steps and uneven surfaces, e.g. the Farm Trail.
  • In some areas, access is via wooden gates; some are fitted with specially designed catches for ease of use. On the more challenging walks there are stiles and kissing gates.
  • Lighting is limited to the main route and car park.

  • We allow friendly dogs on site for some bookings, subject to our pet policy.
